While showing houses in Jonesboro today I noticed how many houses are For Sale by Owner. Please be aware if you buy a house FOR SALE BY OWNER (FSBO), you still have a right to hire a Home Inspector. A certified Home Inspector will cost you around $250 to $400 depending on the size of the house and the inspector, but it is well worth the money. An inspector will check the foundation under the house, the roof, the attic, the heating & cooling system, the electrical, the appliances, & will check for signs of leaks and other faults that aren’t visible to the “normal” eye. I recently sold a home to a client that did not go to closing because the inspector found a few major and dangerous problems with the house, such as a loose pipe into the gas hot water heater, where gas was actually leaking out. That client was out the money for the inspection but moved on to a safer house, so it was well worth it. The seller may tell you their house is in great condition, but even they may not be aware of some problems that need to be fixed. So, of course I’d prefer you to use a Realtor and buy a home from The Marcom Team, but if you do buy a FSBO, PROTECT YOURSELF & YOUR FAMILY and pay for a Home Inspector!!! mkm
